Showing what Oxford does, and what it changes.

Oxford Properties invests in, develops and manages real estate around the world. The Impact Campaign set out to show all three, and what each one changes on the ground: in the economies, homes and public places Oxford helps shape.

We built the campaign around one capability per film. Investment became Strengthening Economies. Development became Planting Roots. Management became Local Impact.

Three films, one structure.

Each film starts in Oxford's world and ends in someone else's. Planting Roots follows a developer through an empty, unfinished unit until a match cut turns it into a busy family home. Strengthening Economies moves from a boardroom into a logistics hub, where a new hire learns the job from a veteran on their first shift. Local Impact draws on footage from our Das Center documentary in Berlin, extending one shoot into a second piece of work.

We shot Planting Roots over 2 days in September 2025, across a condo in Mississauga and an office in downtown Toronto. Strengthening Economies followed in December: 2 days in a working warehouse in Scarborough, with a forklift, a loading dock, a drone and a cast of 11.

Built to run everywhere, then go deeper.

Every film was cut in Canadian and Global versions at 15, 30 and 60 seconds, then adapted into a paid suite: LinkedIn video and static, programmatic video by sector (Industrial, Living and Mixed-Use) and native display, for Canada and the US. Photography and a 21-minute media library came out of the same shoots.

Phase 2 put Oxford's own people on camera. In a single day we interviewed 9 Oxford leaders, from asset management and development to investment credit, capital markets and sustainability. Those conversations, and the ones that followed, became 54 thought leadership videos connecting their expertise to the impact the campaign films show.
